Roswell's older neighborhoods
The streets around Canton Street, Mimosa Boulevard and the old mill village hold some of the oldest houses in North Fulton, near landmarks such as Bulloch Hall, Barrington Hall and the Roswell Mill, with some homes dating to the 1800s. Alongside them are early- and mid-1900s cottages and bungalows. Many have been altered over the years, but a lot of them still have roof edges, trim and drainage details that don't match anything on a modern subdivision house.
The gutters you're likely to find
Older homes here may have one or more of these, sometimes on the same house:
- Half-round gutters hung from exposed brackets, often with round downspouts. They suit the style of many older homes and are often kept for that reason.
- Box (built-in) gutters formed into the cornice or roof edge and lined with metal. When their lining fails, water goes into the structure rather than onto the ground.
- Copper gutters and downspouts, which can last for many decades but need repairs made with compatible materials.
- Wood gutters on some of the oldest houses, which require specialized repair.
- Later K-style aluminum added in a previous renovation, sometimes hung over old trim that was never repaired.
Care with old fascia, trim and masonry
On an older house, the gutter is often the easy part. What's behind it is what needs care:
- Old-growth wood trim can be irreplaceable. Soft spots should be assessed before anyone drives new fasteners, and repairs should match the original profile where possible. See fascia and soffit repair.
- Brick and stone. Overflow and short downspouts splash water against old masonry and soft mortar, and against foundations that were never waterproofed the way modern ones are. Getting water away from the walls matters more here, not less. See downspout cleaning and repair.
- Ladders and brackets. Older gutters and brackets may not take a ladder's weight. A careful professional uses standoffs or sets the ladder elsewhere and cleans by hand rather than with high-pressure water.
- Old paint. Trim on homes built before 1978 may have lead paint, and federal EPA lead-safe work rules apply when paid work disturbs painted surfaces on those homes. Ask any professional how they handle it.
Historic district review
If your home is in Roswell's local historic district, a material change to a home's exterior appearance needs a Certificate of Appropriateness (minor ones are handled by city staff; major ones go to the Historic Preservation Commission). Ordinary maintenance and like-for-like repair are excluded from review, but swapping half-round for K-style, changing materials, or adding visible guards could be the kind of change that's reviewed. Check with the city first, and ask your professional whether they've worked on homes in the district before.
Repair, reline or replace?
With historic gutters, repair is often preferred over replacement. Half-round runs can be re-hung on new brackets; box gutters can often be relined; copper seams can be resoldered. Guards on older homes
The big old oaks and other trees around the historic district drop a lot of debris, so guards come up often. They're not always a good fit: many guards are made for K-style gutters, box gutters generally need a different approach, and visible guards may raise preservation questions.
